Note to Parents: Children 17 and under do NOT need to be listed on your reservations on our site or any 3rd party site. Adults 18+ are the only names that need to be listed. We love to know when you have children visiting so we have extra towels in your room - just leave us a note in your special requests. We do not charge for children 17 and under. This will save you the additional fee for extra guests when booking - ONLY adults need to be listed.

Lots of changes for 2026 - The restaurant next door has gone out of business. We are currently hoping a diner will go in that will accommodate guests with breakfast and dinner options. If you know anyone interested in purchasing or leasing the building, let us know. It is pretty much a shell with booths and tables that will need updating and a kitchen that has no equipment other than an outdoor walk-in cooler. So we will keep our guests updated on that as we know more and we are currently putting together a list of local spots for dining.
As 2025 came to an end we completed the room renovations. All rooms have ADA toilets, new flooring in tub areas, table and 2 chairs and have been freshly painted. As most of the Friendship flower garden area fell to weather, we will begin rebuilding this spring. Look for our new hwy signs coming in the next few months, featuring our Fox Mtn logo making it easier to spot us when traveling.
Lobby hours will be changing a bit this year. After Jim did research on when guests came in for coffee in the mornings throughout the year, he found most come in after 8am, however to accommodate our early risers, our lobby will be opening at 7am this year. (This can be adjusted when groups are here and have booked out the entire Inn for their events)
We would like all groups to know that have been here in the past , we have adjusted pricing to reflect group bookings saving you even more than last year, but have also set some parameters as to when and how this best pricing is used. (See our group pricing below and contact Michelle for paperwork or questions) May is booking up fast as we have a Lady Riders Special May 2nd and all of the Virginia Graduations falling the week prior to Memorial Weekend.
As operating costs have gone up tremendously, we have had to adjust our pricing 2026. You will see our base prices are now $110 for a non pet room and $120 for a pet room (multiple pet room nights will be at $110) Prices do fluctuate for holidays and other high demand area events. And we will run special promotions throughout the year, like our travel Tuesdays when rooms start at $89. We do have 2026 VIP cards available for purchase ($10) the card entitles you to VIP pricing no matter what the current pricing is at the time of your stay, no limit to the number of times you use it. The savings can be anywhere from 10-30% off depending on the time of the year. VIP pricing will be $99-non pet and $110-pet.
We hope 2026 will bring us as much enjoyment with our guests as we had in 2025. We look forward to seeing all our previous guests as well as new faces. Our Story
Fox Mountain Inn, a charming 10-room roadside motel established in 1982 and is conveniently situated at
exit 84 on I-81 in Max Meadows, Virginia. Offering a serene escape, the Inn provides tranquil and spotless rooms with a personal touch. Owned by Photographers Jim and Michelle Overdorff as of September 2024. Avid motorcyclists, they fell in love with the area and both looking for a change of pace that could incorporate their love of motorcycling, photography, and people., found FMI to be just what they were looking for. Their love of animals has kept FMI pet friendly and their need to have a place that welcomes everyone to sit and chat around the fire or engage in a peaceful welcoming environment, to fall back in time when life was simpler, and people were friendly, Our mission is to not only offer comfortable accommodations but also to highlight the local charm, attractions, and events of the region.

Dining
The Cholula restaurant has closed its doors as of 2026. We are looking for a new tenant that would do a diner with breakfast and dinner hours. If there is any serious interest please contact us at foxmtninn@gmail.com

Changes for 2026 for group booking are as follows:
All group bookings must pay for 1st night when making reservation. All Names, phone numbers and email for each person and who is rooming together we be needed as well. Forms are available by calling the office and emailing back. (ID's are required at check in)
Our check in times will not be altered so plan your reservation accordingly.
Our check in time is 3pm-10pm.
All reservations are to be paid in full 15 days prior to the check in date of the reservation, unless paying in cash. However 1st night by CC is due at booking.
Our group rates are based on number of rooms and length of stay. Outside of the 5/10 rooms or 3-7 nights will be at our normal fee for the dates of the reservation.
*Cancellations can be made 15 days or more before arrival date and will be refunded minus a $15.00 processing fee for each room cancelled.
**Cancellations inside the 15 day window, as well as partial cancellations or early departures are non-refundable.

Our Cancellation Policy
As a small, family-owned inn, every reservation truly matters to us.
Cancellations — especially last minute — have a big impact, and we appreciate your kindness and understanding.
Individual Reservations:
If your plans change, please let us know at least 48 hours before your first night, and we’ll refund your stay minus a $15 processing fee OR you can rescedule at no charge.
Because we prepare each room especially for your arrival, cancellations within the 48hrs,day-of cancellations, partial cancellations, or early departures are non-refundable.
Group Reservations:
Our group rates are based on the number of rooms and length of stay. Cancellations made 15 days or more before arrival will be refunded minus a $15 processing fee per room.
